Why Do I Need a Snagging Survey?
A snagging survey is a systematic inspection of a property to identify defects or unfinished work, known as snags. It is typically carried out by a snagging inspector on behalf of the homeowner. After the inspection, a snagging report is produced and shared with both the homeowner and the site manager. The property developer is then responsible for correcting the issues highlighted in the report. When conducted thoroughly, this process usually takes around 3–4 hours for an average UK home, although the duration can vary depending on the quality of workmanship and the level of care taken during construction.
A snagging inspection is the examination of a newly built property to identify defects, substandard workmanship, and more significant issues that may not comply with building regulations. Virtually any element of a new home can be identified as a “snag” during this process. A snagging surveyor assesses whether anything has been damaged during construction, evaluates the standard of installation of fixtures and fittings, and checks the overall finish of building and decorative work.
Typical issues found might include scratches on glass or kitchen surfaces, paint defects such as uneven coverage or “grinning,” malfunctioning extractor fans, uneven turf placement, steps that fall outside acceptable tolerances, or poorly applied sealant. In reality, the list of possible defects is extensive, as almost any part of a property can contain faults.
